A roof leak almost never shows up underneath the problem. Water gets in at a ridge or a valley on one side of the house, runs down the underside of the tiles and along a truss, and lands somewhere else entirely. That is why painting over the ceiling stain does not work, and why the same leak is back in the same place after the next big storm.

So the visit starts at the roof and works down. The entry point gets found, the cause gets fixed, and you get told what was done. Most tiled roof leaks in a coastal city come down to four things: a cracked or lifted tile, mortar that has given up along the ridge, a valley blocked with debris, or a flashing that has opened where it was sealed.

Where the line is

Two honest limits. Anything above single storey, or a pitch or surface that cannot be worked safely from a ladder, needs a roofing contractor with the right access equipment and gets referred on. Roof replacement, re-roofing, roof sheeting and structural timber are also a roofing contractor's work rather than a handyman's. What is left is the leak itself, on a tiled roof, at a height that can be worked properly.

Because water does not fall straight down inside a roof. It enters at a ridge or a valley, runs along the underside of the tiles or down a truss, and drops where it finally meets something it cannot pass. The stain is where the water landed, not where it got in. That is the whole reason the roof gets looked at first and the ceiling second.

Can a leak be fixed without replacing tiles?

Often, yes. A tile that has slipped can be reseated, and the ones around it made good. Where a tile is cracked right through, replacing it is quicker and cheaper than trying to seal it. What matters is that the cause gets dealt with rather than covered over.

Will you go up on a double storey roof?

Not beyond a single storey that can be worked from a ladder. Height, a steep pitch and a fragile surface are the three things that turn a repair into a fall, and the honest answer is that a roofing contractor with proper access equipment does that work safely. Single storey tiled roofs are where this work happens.

The ceiling board is sagging where the leak was. Do you fix that too?

The ceiling repair comes after the roof is dry, and it is a separate job. The small repairs and the paint around a dried stain are covered on the painting page. Replacing ceiling board and the timber above it is carpentry, and if it has gone that far you get told so rather than quoted for a patch and a lick of paint.
