Times are on site, not including travel, and they are a guide rather than a promise: a job that reveals something once it is open takes longer, and you hear about it before it carries on. Every job is quoted at a fixed price before work starts, so adding to the list changes the quote rather than running up a meter.

Where the line is
Complex and estate access is worth planning for. Most metro complexes now require contractors to sign in at the gate and follow a POPIA compliant access register, and some restrict noisy work to set hours. Send the access details with the booking and the visit does not stall at the boom.

Can you work from an inspection report?
Yes, and it is the quickest way. Send the report or your own list with photos of anything unclear. I will tell you which items are handyman work, which need a specialist, and how long the visit will take.
Do you invoice the agency or the landlord?
Either, whichever is simpler. What matters is that the quote is approved before the visit and the completed items are listed against the invoice so it can be reconciled with the inspection report.
What do you need for complex or estate access?
The unit number, the complex name, the gate procedure, and a contact who can authorise entry. Many complexes require the contractor to sign a POPIA compliant access register at the gate and some restrict work to certain hours. Send that with the booking and it saves a wasted trip.
Can you handle a whole complex, or just single units?
Single units and small batches of units, yes. Larger scale complex maintenance, common property work and anything needing rope access or teams across multiple blocks is a different size of operation and I will say so rather than stretch to cover it.
